Complete After Builders cleans Lambeth homes, flats and shops once the trades have gone, from £212 all in for two cleaners for three hours. Three Lambeth households in four live in a flat, so most jobs start with a lift booking or a plan for parking the van.

Flats, conversions and conservation areas in Lambeth
Just over half of Lambeth households (51.6%) live in purpose-built blocks and about one in five (20.6%) in a house that has been split into flats: the Victorian and Edwardian stock you see across Brixton and Stockwell. 15.0% of households live in terraced houses, 7.8% in semis and 2.0% in detached houses (Census 2021).
In a block the crew needs the lift booked; in a conversion it carries vacuums and ladders up a shared stair. Period houses hold dust in cornices, picture rails, sash boxes and the gaps between old boards, where sanded plaster settles and lifts again whenever someone crosses the room. The crew dusts those twice.
Lambeth has 62 conservation areas covering roughly 30% of the borough, and Article 4 directions in streets such as Albert Square, Hyde Farm, Stockwell Park and the Leigham Court Estate take away some permitted development rights. Original windows, shutters and floors tend to survive as a result. The crew lifts paint flecks from old glass only where they come off cleanly, and tells you on the day what will not.
With 31.4% of households renting privately, many refurbishments end with a landlord who needs the flat ready to let by a set date: give the office that date when you book.
Building hours and highway licence fees in Lambeth
Lambeth allows building work from 8am to 6pm on weekdays and 8am to 1pm on Saturdays, with nothing on Sundays or bank holidays, and residents can report work outside those hours as noise. Major schemes also owe the council a construction logistics plan under policy T7 of the 2021 Local Plan.
Anything placed on the road needs a highway licence, and the principal contractor has to apply: the council stopped taking applications from private individuals and wants 20 working days' notice.
| Item on the highway | Lambeth fee, 2026/27 |
|---|---|
| Skip licence | £80 |
| Scaffold, hoarding, container or materials, six weeks | £765 |
| Crane, hoist, cherry picker or mobile tower, one week | £765 |
| Parking bay suspension, per space per day | £57.55, plus £98.83 admin per application |
A suspension booked 6 to 9 working days ahead adds £68.77, and 2 to 5 working days adds £156.31.
Scaffolding coming down drops grit on sills and glass, so book the crew for after it has gone. Labels on new glazing are part of the job, and so are paint flecks where they will come off (paint and labels off new windows); outside glass is an add-on, done only where it is safe to reach.
Where builders' rubble goes in Lambeth
The crew does not take away rubble, plasterboard or offcuts, and Lambeth's own tip will not take them either. The reuse and recycling centre on Vale Street in West Norwood (SE27 9PA) works by booked slot for Lambeth residents carrying photo ID and proof of address. It turns away vans and commercial waste and accepts wood and scrap metal but no rubble or plasterboard. It shuts on Tuesdays and Wednesdays.
Rubble from a resident's own DIY can go to the Western Riverside centre at Smugglers Way in Wandsworth, which takes bricks, tiles, old suites and kitchen units. By van the free limit is 100 litres or one large item every 7 days, then £286.70 a tonne (minimum £154.82). Anything a builder lifted goes in the skip or with a licensed carrier, before we arrive: the crew cannot clean round bags of hardcore in the hall.
Fit-out waste from a shop or office is business waste: it needs a licensed carrier and a transfer note per load, and in the Brixton, Streatham and Clapham town centres it goes out in sacks only at set times. See cleaning a fit-out before opening.
Parking a cleaning crew in Lambeth
There are 24 controlled parking zones, most of them in the north of the borough. As a rule single yellow lines are controlled from 8.30am to 6pm Monday to Saturday and double yellows at all times; the plates on each bay give the real hours.
The crew comes by van with vacuums, ladders and detergents, so it needs a space near the door. Inside a CPZ, residents can buy virtual traders' vouchers (£30.69 a day) for someone working at the property, against a quote or works order naming the Lambeth address; approval can take up to 10 working days and they never work on estates. Resident visitor vouchers are for domestic visitors only, and the council does not say where a cleaning crew falls, so a driveway or a free bay is simplest.
Where the only kerb is a TfL red route, loading needs a dispensation: £48 a vehicle a day on the red lines or £38 in a marked bay, and TfL wants at least 6 working days.
New-build handovers in Vauxhall, Waterloo and the Oval
Two London Plan opportunity areas lie wholly or partly in the borough. Waterloo has room for about 1,500 more homes and 6,000 jobs between 2019 and 2041. Nine Elms Vauxhall, counted together with the Wandsworth side, has London Plan potential for 18,500 homes, and the towers around Vauxhall station are part of it. Oval Village, on the old Kennington gas works, adds 738 homes.
A new flat still has fine dust inside the units, grout haze on new tiles, film on the glazing and sealant smears round the bath. A light builders clean on a new 1-bed usually takes 2 cleaners for 3 hours: £212 all in.
What a builders clean costs in a Lambeth home
We charge £30 per cleaner-hour plus £32 per job for equipment and detergents, and the total is agreed before the day. Typical Lambeth jobs:
- a 2-bed conversion flat off Acre Lane after a refurbishment: 2 cleaners for 4 hours, £272 all in;
- a 4-bed Victorian terrace in Clapham after a side-return extension: 3 cleaners for 4 hours, £392;
- an interwar 3-bed in Streatham after a loft conversion and a new bathroom: 2 cleaners for 5 hours, £332.
Each extra bathroom adds roughly an hour and a half of cleaner time. Photos by email usually let the office fix the hours without a visit. For heavy sanding dust see getting plaster dust out of a home, and the full breakdown is on what a builders clean costs.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Who applies for the skip licence in Lambeth?
The skip company or your main contractor. Lambeth no longer accepts highway licence applications from private individuals; the 2026/27 skip licence is £80 and the council asks for 20 working days' notice.
Can the crew start as soon as the builders leave?
Yes, once the works are finished everywhere, tools and rubbish are out and water, hot water and power are on. About a week's notice is usually enough, and Fridays and weekends go first.
Will the crew take rubble to the Vale Street tip?
No. The crew does not remove builders' waste, and Vale Street refuses rubble, plasterboard, vans and commercial loads in any case. The skip or a licensed waste carrier should clear it first.
Do you clean listed or conservation-area homes in Lambeth?
Yes. Sashes, shutters and old boards get a product that suits the surface, and the crew says on the day if a paint spot will not come off safely.
Can you clean while the decorator finishes upstairs?
No. Sanding dust drifts into rooms already cleaned, so every trade must be finished first; if one has to come back, book the clean after that visit.
