Two councils in Knightsbridge: what changes for the clean
The Rutland Gate side of SW7 is in Westminster's Knightsbridge and Belgravia ward. South of Brompton Road, and in the SW7 streets towards Queen's Gate, you are in Kensington and Chelsea's Brompton and Hans Town, Courtfield or Queen's Gate wards.
- Parking. Westminster sells a daily trade permit for zone A at £47.00. Kensington and Chelsea issues no permits to businesses or visitors at all, so a crew pays by phone, from £1.90 to £8.40 an hour plus 10p a session, or uses a car park.
- Unloading. On the Kensington and Chelsea side a vehicle may load on a single yellow line for up to 40 minutes without a dispensation, which covers carrying vacuums, ladders and detergents up to a flat.
- Bay suspensions for skips and vans. Westminster charges £51 for the first day; Kensington and Chelsea charges £82 a day for each of the first five days.
The office asks which council you are in when it rings to confirm, because it decides where the crew parks. Licences and hours for after builders cleaning in Westminster and for builders cleans in Kensington and Chelsea are set out on the two borough pages.
Red brick mansion blocks and Victorian squares
Westminster's Knightsbridge conservation area, designated in 1968 and extended in 1978, runs from the late Victorian blocks round the Royal Albert Hall, through mid nineteenth century terraces and squares beyond Exhibition Road, to smaller early nineteenth century houses round garden squares. Across Brompton Road, Hans Town was laid out by Henry Holland from 1777 and largely rebuilt in red brick between about 1870 and 1890, in the style known as 'Pont Street Dutch', seen on Pont Street, Cadogan Square and Lennox Gardens.
Most households here live in flats: three in four in the Westminster ward, and private renting reaches 55.9% in Brompton and Hans Town. In a mansion flat the lift has to be booked and protected, the porter wants names in advance, and in the high rooms dust sits on picture rails and the tops of tall doors. The crew's ladders reach to about 2 metres, so mention it to the office if the ceilings are far higher than that.
What a builders clean costs in a Knightsbridge flat
A 2-bed flat after a refurbishment is usually 2 cleaners for 4 hours, £272 all in. A 3-bed with a new kitchen and two bathrooms is about 2 cleaners for 5 hours, £332, and a flat that has been stripped back to the brick is heavier work, 3 cleaners for 5 hours, £482. Bathrooms take the longest, because new tiles carry grout haze and every fitting has sealant to lift; cleaning a new kitchen or bathroom covers what the crew does in those rooms. All the sizes are on the full price list.
Furniture that stayed in the flat under dust sheets often needs cleaning too. Sofas, mattresses and long curtains can be cleaned on the same visit; see sofas and mattresses after the works.
Booking around the builders' finish and the tenants' move-in
Book once the last trade has left and the works are finished in every room, with tools, rubbish and offcuts gone and water, hot water, power and lights on. With so many lets here, the usual pattern is builders out, clean, check-in; about a week's notice is normally enough, and Fridays and weekends book up first. The same prices apply a few streets west in South Kensington and east in Belgravia.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Which council's rules apply to my Knightsbridge address?
Your council tax bill tells you. Knightsbridge is split between Westminster and Kensington and Chelsea, and both SW7 and SW1X have streets on each side.
Can the crew use the service lift in our block?
Yes, if the building allows it. Ask the porter or managing agent to book the lift for the morning of the clean and give the office their number; the crew follows the building's rules for the lift.
Do you clean sofas and curtains after building work?
Yes, as add-ons on the same visit: a two-seat sofa is £57 and long curtains from £42.
Will you remove the builders' rubbish from the flat?
No. Rubble, offcuts and packaging are for the builder or a licensed waste carrier; Kensington and Chelsea's bulky waste service will not take builders' waste either.
