Hornchurch's 1930s boom and the semis it left
The Victoria County History counts 9,461 people in Hornchurch in 1911 and 28,417 in 1931. Building ran so fast through the 1930s that by 1939 north Hornchurch had joined up with Romford, and most of the houses put up after 1918 were semis or short terraces sold to owner-occupiers.
In the Council Tax records for the streets round the High Street, 51.0% of homes with a recorded build date are from 1919 to 1939, 22.7% from 1945 to 1972 and 7.2% (280 homes) from 2015 or later. In St Andrew's ward 52.1% of households live in semis, and 73.6% own their home. Hornchurch station on the District line is in zone 6.
Lofts, extensions and knock-throughs in a 1930s semi
A typical 1930s semi has a front bay, a narrow hall and two rooms downstairs that owners now open into one. The common jobs follow from that: a dormer or a hip-to-gable loft with a shower room, a rear extension with a new kitchen, the front and back rooms knocked through. Every one of them sends dust past the work. It climbs the stairs, sits on the picture rails and the bay window board, and gets inside every kitchen drawer.
The crew starts at the top of the house and works down to the front door. It wipes ledges, frames, switches, radiators and light fittings, cleans the inside of the windows and their tracks, vacuums and mops the floors, then dusts a second time because fine dust settles again. A 3-bed after a refurbishment usually takes 2 cleaners for 5 hours: £332 all in. A semi that became a 4-bed with a loft takes 3 cleaners for 4 hours: £392.
Hornchurch water is hard. Essex & Suffolk Water's report for its Hornchurch zone gives an average of 279.6 mg/l total hardness for 2025, and new showers that trades have tested come up with white marks on the glass and chrome. Grout haze and silicone smears explains what comes off a new bathroom and what may not.
Langtons, St Andrew's and the old village
Older Hornchurch is small. Havering designated two conservation areas here in 2010: Langtons, round the 18th-century house and gardens in Billet Lane, and St Andrew's Church, round the Grade I parish church. The old village street, Pell Street, is today's High Street. There are 14 listed buildings within 800 metres of the middle of the ward. In the few period houses here, the crew wipes old joinery by hand and works paint spots off old glass only where it is safe to.
New flats, parking and booking in Hornchurch
The council's brownfield register lists sites for new homes nearby, among them the Solar, Serena and Sunrise blocks on Sunrise Avenue and 68 Station Lane. New flats hand over a few at a time, and each needs a handover clean once the snagging is done. A 1-bed usually takes 2 cleaners for 3 hours: £212 all in.
For the van, Havering sells trades a parking dispensation through MiPermit, valid in permit bays, pay and display bays and on single yellow lines; it does not hold a space. A drive is simpler, so mention one when the office rings to confirm. Landlords should know that St Andrew's ward is outside Havering's selective licensing scheme, though the borough-wide HMO licensing still applies.
Hornchurch sits between Gidea Park (RM2) to the north and builders cleans in Upminster to the east, with Rush Green to the west. After builders cleaning in Havering has the council's skip licence and tip rules, and the full price list has every size of home.

Anything else? Ring 07418 351088.
How much is a builders clean for a semi in Hornchurch?
A 3-bed after a refurbishment usually takes 2 cleaners for 5 hours: £332 all in. After decorating only, 2 cleaners for 4 hours: £272. Every job is £30 per cleaner-hour plus £32 for equipment and detergents.
Can you clean the house while the loft is being finished?
No. Every room has to be finished, with tools and rubbish out, because loft dust comes straight down the stairs onto anything already cleaned.
Will limescale come off a new shower screen?
The crew tries, with a product suited to the glass and the chrome. Marks that have set for weeks may not shift, and you are told on the day.
Do I need to get rid of the builders' rubbish first?
Yes. The builder or a licensed waste carrier clears rubble and offcuts; the crew does not take waste away.
