Two in three households in Upminster ward live in a semi-detached house, and 86.0% own their home. Complete After Builders cleans those semis after lofts and extensions; a house that became a 4-bed usually takes 3 cleaners for 4 hours: £392 all in.

Upminster in numbers

Upminster's garden suburb and the semis that followed

Upminster was a village until the 20th century. The Victoria County History says the railway came in 1885, but landowners would not sell, and the change began when Peter Griggs set out to build a garden suburb on 700 acres of the Upminster Hall estate. The first brick was laid on 17 November 1906, and 96 houses stood north of the railway by 1909. The population went from 1,477 in 1901 to 5,732 in 1931 and 13,038 in 1951.

In the Council Tax records for the area, 48.8% of homes with a recorded build date are from 1919 to 1939 and 38.3% from 1945 to 1972, while only 130 were built in 2015 or later. In Upminster ward 66.8% of households live in semis, 15.4% in detached houses, 5.1% in terraces and 12.3% in flats. Only 2.0% rent from a social landlord.

Lofts, extensions and new bathrooms in an Upminster semi

With so little new building, owners extend. A loft with a dormer and a shower room, a single-storey extension across the back, a garage turned into a study: the dust from each one travels the whole house. It drifts down the new stairs onto the landing carpet, settles on every radiator and window board, and gets inside wardrobes and kitchen drawers left open.

Bathrooms set the hours. Each extra one adds roughly an hour and a half of cleaner time, because the new tiles, grout, glass and taps are cleaned by hand and sealant and adhesive smears are lifted where they will come off. A semi that became a 4-bed usually takes 3 cleaners for 4 hours: £392 all in. After a full renovation, with dust in every room, a 4-bed can take 4 cleaners for 5 hours: £632. Getting plaster dust out of a home explains why the crew dusts more than once.

Upminster water is hard too. Essex & Suffolk Water's Upminster zone averaged 242.1 mg/l total hardness in 2025, so a new shower that trades have tested will show white marks; the crew tries them with products suited to the glass and chrome and tells you what will not shift.

The windmill, St Laurence and the old hamlets

Within 800 metres of the middle of the ward there are 11 listed buildings, including the Grade I Church of St Laurence and the Grade II* windmill on St Mary's Lane, a smock mill built in 1802 to 1803. Two of Havering's conservation areas began as hamlets of the old parish: Corbets Tey, designated in 1990, and Cranham, a hill-top group designated in 1968. In older houses there the crew wipes original joinery by hand and tries paint spots on old glass with care.

Parking, licences and booking in RM14

If your house has a drive, tell the office when it rings to confirm and the van goes there. Otherwise Havering points trades to a parking dispensation bought through MiPermit. Upminster ward sits outside the borough's selective licensing scheme, though the borough-wide HMO licensing still applies to shared houses.

The crew comes once the works are finished, with tools, materials and rubbish out and water, hot water and power on. About a week's notice is usually enough; Fridays and weekends go first.

Upminster sits east of Hornchurch, with builders cleans in Harold Wood to the north and Rainham (RM13) to the south-west. The rest of Havering has the council's skip licence and tip rules, and the full price list has every size of home.

Anything else? Ring 07418 351088.

How much is a builders clean for a semi in Upminster?

Can you clean only the loft and the landing?

Yes, once the works are finished everywhere: a rooms-only clean starts at 2 cleaners for 3 hours, £212 all in.
