Railway terraces, Lee Lane and the old stone cottages
The railway company sold land north-east of the works for housing on both sides of Chorley New Road. Bolton Council's management plan for the Horwich Locomotive Works conservation area describes the parallel streets on the south-west side, named after famous engineers, as high-density terraced housing for the workers; bigger houses went further up the hill, and the largest, for managers, on Victoria Road.
Lee Lane is older. The Horwich Town Centre conservation area runs along Scholes Bank and Lee Lane, late Georgian and early Victorian, with stone cottages among more than 250 properties on Lee Lane alone, built up by 1900. In the Census area round Horwich North, 44.6% of households live in a terraced house, and 36.1% of homes with a recorded build date are older than 1919.
For the clean that means narrow stairs, small rooms and dust from one room drifting into all the others. Stone cottages have deep window reveals where plaster dust sits in a ridge. The crew vacuums those first and wipes after, so the dust is lifted off the stone and the paint.
Rivington Chase: new homes on the old works
The works closed in 1983. The 187-acre site is now Rivington Chase, a planned neighbourhood of 1,700 homes under a masterplan the council approved in September 2015. A first phase of 112 homes was finished by the end of 2020, when a second phase of 393 homes got permission.
Handover cleans in new houses are mostly fine dust: inside the kitchen units and wardrobes, on top of door frames, along skirting and in the window tracks, with labels on the glass and film on the frames. A new 4-bed house usually takes 3 cleaners for 3 hours: £302 all in. Grout haze across a tiled floor is the hard floor deep clean, an extra at £6 a m², and tile and grout cleaning covers it.
Conservation rules, scaffolds and rented terraces in Horwich
Three conservation areas lie within 800 metres of the middle of Horwich North ward: Horwich Town Centre, the Locomotive Works and Wallsuches, round the bleachworks that grew from 1780. Inside them, outside alterations can need planning permission, so original stonework, doors and windows tend to survive a refurbishment, and the crew cleans them with mild products.
A scaffold on the pavement for a roof or chimney job needs a Bolton licence renewed every seven days: £39 on a side street, £57 on a traffic-sensitive road. Have the scaffold struck before the clean, or the dust from taking it down lands on clean sills.
At the 2021 Census 19.6% of households here rented privately. Bolton's additional licensing scheme, expected to be fully running in early 2027, will bring most smaller shared houses into licensing, so landlords preparing rooms can book a room-by-room clean.
Builders clean prices for Horwich houses
A 3-bed terrace after a new kitchen or bathroom usually takes 2 cleaners for 5 hours: £332. If the house was gutted and replastered throughout, allow 3 cleaners for 5 hours, £482. A new 4-bed at handover takes 3 cleaners for 3 hours, £302. Prices are £30 per cleaner-hour plus £32 for equipment and detergents; what a builders clean costs has the add-ons.
Bolton's skip, parking and waste rules are on the page for after builders cleaning in Bolton. Westhoughton (BL5) is the next Bolton town to the south. To the south-west, Wigan has its own council and its own skip and scaffold fees.

Do you clean new houses at Rivington Chase?
Yes. A handover clean takes the fine dust out of every cupboard, takes labels off the glass and cleans bathrooms, kitchen and floors. Book it for after the last snagging visit.
Can you clean a stone cottage on Lee Lane without harming it?
Yes. The crew uses mild products on old stone, joinery and glass, and if a paint or mortar mark will not come off safely they tell you on the day.
How much notice do you need in Horwich?
About a week is usually enough, though Fridays and weekends fill first. Send photos or a video by email and the office confirms the crew and hours.
