Edwardian villas on Grappenhall Road and London Road
The council's leaflet says the London Road and Grappenhall Road conservation areas were designated in 1988, and that Grappenhall Road is lined with large detached and semi-detached two-storey Edwardian villas. The planning data puts the London Road and Grappenhall Road area and the Greenalls Brewery conservation area within 800 metres of the middle of Stockton Heath ward, along with 19 listed buildings.
A villa refurbishment means height. Ceilings in these houses are tall, and the dust from a rewire or a new bathroom settles on picture rails, ceiling roses and the tops of tall doors before it reaches the floor. The crew's ladders reach about 2 metres, so send the ceiling height with your photos; a stairwell well above that needs the builder's tower left in place for a day or the dust stays where it is. Original tiled halls get washed with a product suited to old tiles, and the crew says on the day if an old stain will not come off.
Interwar and post-war semis in Stockton Heath
Away from the villas the ward is semis and terraces: 43.8% of households live in a semi and 30.5% in a terraced house, and 79.5% own their home (Census 2021). In the Council Tax records for the area, a quarter of homes with a recorded build date went up between 1919 and 1939 and another quarter between 1945 and 1972, while only 1.9% are from 2015 or later. Almost every builders clean here is an old house that has been worked on.
The common jobs are a dormer loft, a rear kitchen extension and a new bathroom. A loft conversion sends dust down the new stair into every bedroom, so book the whole house, even rooms nobody touched. In the bathroom the crew cleans tiles and grout, the screen and the taps. It also lifts silicone and adhesive smears where they will come off; there is more on cleaning a new kitchen or bathroom.
The Sandy Lane tip, building control and quiet hours
The recycling centre on Sandy Lane takes no hardcore, rubble or plasterboard and has no room for vans, and from October to March it opens only from 10am to 4pm. A builder's waste is trade waste in Warrington and goes to none of the council's sites, so a Stockton Heath job needs a skip or a waste carrier, cleared before the crew arrives.
Warrington's own building control team says it usually processes applications in 10 working days and will inspect on the day if called before 10am. Leave the final inspection before the clean: an inspector who wants a board lifted or an alarm moved brings the dust straight back. For neighbours' sake the council suggests noisy DIY runs from 8am to 7pm on weekdays, 9am to 5pm on Saturdays and 10am to 2pm on Sundays; a builders clean is mostly vacuums and cloths and sits well inside those times.
What a Stockton Heath builders clean costs
A 3-bed semi after a refurbishment usually takes 2 cleaners for 5 hours: £332 all in, and a 4-bed Edwardian villa after a rewire and new bathrooms 3 cleaners for 4 hours, £392. If the villa has been gutted and replastered throughout, plan on 4 cleaners for 5 hours, £632. That is £30 per cleaner-hour plus £32 for equipment and detergents, and each bathroom after the first adds about an hour and a half. The full price list covers flats and bigger houses.
Lymm to the east has the same council rules, and the page on the rest of Warrington covers skips, scaffolds and parking dispensations. Runcorn, to the west, is in Halton, where the council and its permits are different.

How high can the crew reach in an Edwardian house?
About 2 metres on the crew's own ladders. Send the ceiling height with your photos, and if the stairwell is higher than that, ask the builder to leave the tower up until the clean is done.
Can I take my DIY rubble to the Stockton Heath tip?
No. Sandy Lane takes no rubble or plasterboard. A resident's own DIY rubble needs a council permit for Gatewarth, and a builder's waste goes to none of the council's sites.
Will the crew clean a newly laid tiled floor?
It is vacuumed and mopped as part of the clean. Grout haze across a whole new floor is a separate tile and grout cleaning job at £6 a square metre.
Does a loft conversion need the whole house cleaned?
Usually, yes, because the dust comes down the new stair. A 3-bed after a loft is normally 2 cleaners for 5 hours; if only the loft and landing need doing, the smallest job is £212 all in.
