Forest Gate's Woodgrange Estate is 1,160 Victorian houses built by Thomas Corbett and his son Cameron between 1877 and 1892. Complete After Builders cleans these houses and the flats converted from them after the works; a 4-bed house after a refurbishment usually takes 3 cleaners for 4 hours, £392 all in.

Forest Gate in numbers

Woodgrange Estate houses and their Article 4 rules

Newham made the estate a conservation area in July 1976 and added an Article 4 direction the following May. Its 110 or so acres are laid out as long, straight roads running east to west (Windsor, Claremont, Osborne and Hampton Roads are typical), and the houses, in terraces and linked pairs, repeat the same bay with big plate-glass sashes above a front path of encaustic tiles. Newham's Article 4 rules there mean owners need consent to replace windows, doors or roof materials, to paint or clad walls or to add dormers and extensions.

So the originals survive, and a builders clean has to treat them as originals. The crew cleans the sash glass, beads and sills by hand and lifts paint flecks only where they come off without marking the glass. Ladders and kit stay off the tiled path. Outside areas are not part of the clean, but the builder's rubble and bags do need to be off that path before the crew can bring the vacuums in.

Bombing took out the western ends of Windsor and Claremont Roads, where the council built flats in the 1950s and an eleven-storey tower, so a street of 1880s bay fronts can end in a post-war block.

Big Victorian houses and converted flats near Woodgrange Road

Round the station, Forest Gate Town Centre conservation area (first designated in 1999 and extended on 10 December 2001) centres on the Woodgrange Road and Forest Lane junction, with the 1897 terrace at 15 to 39 Woodgrange Road and Emmanuel Church of 1852. Nearby, Earlham Grove and Clova Road have tall Victorian houses built for the middle classes. In the Council Tax stock round E7 9PB, 67.4% of the homes with a recorded build date are older than 1900.

Houses that size are often split. In the ward round E7 9PB, 15.7% of households live in flats carved out of houses and 43.6% rent privately. A conversion leaves new partition walls, a kitchen on each floor and plaster dust in every surviving cornice. A 2-bed converted flat is usually £272 (2 cleaners for 4 hours), and a whole 5-bed house after a full renovation more like £752 with 4 cleaners for 6 hours. New kitchen floor tiles leave grout residue on new floors, which takes the hard floor deep clean at £6 a m² extra, and what a builders clean costs gives every size.

Parking in the Forest Gate zones

The estate sits in Newham's Forest Gate zone, controlled 9am to 5pm from Monday to Saturday, and its pay bays (Balmoral, Richmond and the other estate roads) are limited to half an hour or two hours. The Forest Gate North zone runs longer, 8am to 6.30pm, Monday to Saturday. A crew working a full day needs a free space or a visitor permit, so sort it when you book.

The crews also cover Stratford (E15) and West Ham to the south-west, East Ham (E6) to the south-east and the rest of Newham. Outside window cleaning is added only where the glass can be reached safely from inside or the ground.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Forest Gate builders clean questions

Anything else? Ring 07418 351088.

Can you clean the original sash windows without damaging them?

The crew cleans the inside of the glass, the beads, frames and sills by hand, with a product that suits the surface. Paint flecks come off only where they will lift safely, and the crew says on the day what it has left.

How much is a builders clean for a Woodgrange Estate house?

A 3-bed after a refurbishment is usually £332 (2 cleaners for 5 hours) and a 4-bed £392 (3 cleaners for 4 hours). Each extra bathroom adds roughly an hour and a half of cleaner time.

Will the crew clean the tiled front path?

No, outside areas are not part of the builders clean. Jet washing is a separate add-on, and old encaustic tiles are better left to a specialist.

Do you clean flats in a converted house one at a time?

Yes. Each flat is booked and priced on its own, as long as the works in that flat are finished and the shared hall is clear of rubbish.
