Victorian terraces round West Ham Park
Of the 2,320 properties in the Council Tax stock round E15 4AT, only 80 date from 2015 or later; 68.8% of the homes with a recorded build date are older than 1900. In West Ham ward the 2021 Census counted 34.2% of households in terraced houses and 6.4% in flats carved out of houses. Newham's 2024 characterisation study describes the neighbourhood as long runs of historic terraces beside post-war estates, with shops on West Ham Lane and the Greenway path raised above the streets to the south.
On the east side, West Ham Park, about 30 hectares and run by the City of London from 1874, is a Grade II registered park entered from Upton Lane, and Ham Park Road to the north and Portway to the south are both lined with Victorian terraces.
Taking down an old ceiling or chasing walls for a rewire releases lime plaster dust; opening a chimney breast adds soot. All of it settles on cornices, picture rails, the tops of doors and the sash boxes. The crew starts at the ceiling line of the top floor and works down, and dusts each room again before leaving; getting plaster dust out of a home shows that order step by step.
Lofts, extensions and the price for a West Ham house
A loft conversion on a two-storey terrace puts every bit of dust on the one staircase, so the landing and stairs get the longest clean. A 3-bed terrace after a loft or a rear extension usually takes 2 cleaners for 5 hours: £332 all in. Where the plasterers have skimmed every room, it is more like £482 with 3 cleaners for 5 hours. A 2-bed flat in a converted house is usually £272. Those totals are £30 per cleaner-hour plus £32 for equipment and detergents, and the full price list has the other sizes.
Carpets fitted before the plastering finished usually hold the dust; carpet cleaning after building work starts at £36 a bedroom and £41 for the stairs.
Match days and parking in E15
Church Street, Portway, Vicarage Lane, Barnby Street and many other West Ham roads fall within the Stratford South East zone, which on an ordinary weekday is controlled only from 10am to noon. On event days, including West Ham United home matches and other London Stadium events, the controls run 8am to 9pm, bank holidays included, and the next event date is posted on the signs at each zone entrance. Check that sign before you book. Residents can buy virtual visitor permits for 6, 12 or 24 hours for a visiting van.
The crews also work in Stratford to the north-west, Plaistow (E13) to the south and builders cleans in Forest Gate to the north-east, under the same rules as after builders cleaning in Newham.

Can you clean on a West Ham match day?
Yes, but parking controls run 8am to 9pm on event days in the Stratford zones, so pick another day if you can, or have a visitor permit ready.
Does a builders clean cover soot from an opened chimney breast?
The crew removes the soot and dust from every surface it can reach. Staining on brickwork or old plaster is never promised; the crew tries and tells you on the day what will not come off.
How long does a builders clean take in a West Ham terrace?
A 3-bed usually takes 2 cleaners for 5 hours, a 4-bed 3 cleaners for 4 hours (£392 all in). Each extra bathroom adds roughly an hour and a half of cleaner time.
Do I need to clear the front garden?
Gardens and outside areas are not part of the builders clean, but the builder's rubble and materials do need to be gone from the path so the crew can bring the kit in.
