Formby is semis and detached houses: 73.6% of households around L37 3PX live in one, and a third of homes with a recorded build date went up between 1945 and 1972. Complete After Builders cleans them after the works from £212 all in; a 3-bed semi after an extension is usually £332.

Formby in numbers

Post-war semis and detached houses after an extension

Census 2021 for Sefton 014, the neighbourhood round L37 3PX, puts 45.2% of households in semis, 28.4% in detached houses and 20.5% in flats (17.9% in purpose-built blocks); 79.6% own their home. Council Tax records date 33.5% of homes with a recorded build date to 1945 to 1972, 22.2% to 1919 to 1939 and 18.0% to 1973 to 1999. Only 3.9% are from 2015 onwards.

In a house of that age the usual works are a single-storey extension across the back, a kitchen knocked through, a loft room or a new bathroom. Plaster dust from the extension travels through the hall and up the stairs, and settles on door tops, skirting and the tracks of the new glazed doors. The crew starts high, works down, and dusts again before it leaves, because fine dust keeps settling for hours.

Every bathroom past the first adds roughly an hour and a half of cleaner time. The rate, £30 per cleaner-hour plus £32 for equipment and detergents, is the same for every size: see what a builders clean costs.

Thatch and cruck frames on Green Lane

The Green Lane conservation area, within 800 m of L37 3PX, keeps a piece of Formby's old township. Sefton designated it in October 1983. It runs north along Green Lane to St Peter's Church, built in 1746, and its four Grade II listings include May Cottage at 15a Green Lane, a cruck-framed house that may be 17th century, and number 21, an 18th-century thatched house.

Works in a house like that tend to be small and careful, and the clean is too: low beams and old timber get a soft brush and a vacuum, and paint or plaster on old surfaces comes off only where it will without harm. The crew says at the walk-round what would not shift.

The Altcar Road tip and new homes on Liverpool Road

Formby's own tip, on Altcar Road, takes rubble, plasterboard and soil from residents, but not paint, which goes to Maghull or Southport. A resident with a van books a slot first. Waste a contractor removes is trade waste and is refused, so whatever the builder took out goes in their skip or with a licensed carrier before the clean; the crew does not remove it.

The council's brownfield register lists sites for new homes nearby, among them parts of the Mayflower Industrial Estate on Liverpool Road, with permissions from 2017 and 2019. A light handover clean of a new 2-bed flat is 2 cleaners for 3 hours, £212 all in.

Skip permits, bay suspensions and building hours are on after builders cleaning in Sefton. Up the coast, the middle of Southport (PR8) is mostly flats in old houses; to the south, Crosby is older again, with Waterloo's listed seafront terraces.

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Formby builders clean questions

Anything else? Ring 07418 351088.

Do I need planning permission to let my Formby house as a shared house?

For a small HMO, yes: since 15 October 2025 an Article 4 direction covers the whole of Sefton, Formby included. A builders clean before the first tenants arrive is booked like any other.

Can you clean the new carpets after the decorators?

Carpets are vacuumed as part of the clean. A wash is an add-on from £36 a bedroom: see carpets that sat under the dust.

Is the patio included after an extension?

No. Outside areas are not part of the builders clean; a jet wash of the patio or path is an add-on at £4 a m².

Will you clean the new bifold doors?

Yes, inside: glass, frames, sills and tracks, and labels off the new glazing. Outside glass is extra, from £66, where it can be reached safely from the ground: see outside window cleaning.
