Builders cleans in New Malden's semis and terraces
Of the homes with a recorded build date in the council tax stock round New Malden Village, 23.2% date from 1900 to 1918 and 28.7% from between the wars. The ward's households live in semis (30.3%), terraces (23.5%), detached houses (11.2%) and flats (35.0%), and 63.2% own their home.
Houses of that age are where loft conversions and kitchen extensions happen, and both spread dust through the whole house: down the new loft stairs, and through the opening where the back wall used to be. The crew starts at the top floor, wipes every door, frame, skirting and radiator, takes the dust off the stair spindles and handrail, cleans the kitchen units inside once they are empty, and vacuums and mops the floors last.
A 3-bed semi after a loft conversion takes 2 cleaners for 5 hours: £332. A 4-bed after a refurbishment takes 3 cleaners for 4 hours, £392. If the works were mostly a repaint, a lighter 3-bed clean is 2 cleaners for 4 hours, £272. Every price is on our prices page.
The Groves, Presburg Road and the older streets
New Malden was farmland until the railway arrived; the station opened in 1846. In The Groves conservation area about half the plots were built by 1895, simple semis on Chestnut Grove beside bigger houses for professionals. Presburg Road is a small group of about 20 houses in a Queen Anne or Renaissance style, built by Vincent Davison, a local surveyor. North of the town, the Coombe House conservation area keeps high brick walls from a 16th-century mansion on Warren Rise, part of an estate laid out in the 1750s, with 1930s houses built on the old grounds.
In those houses the original sashes and doors stay, so paint and adhesive come off only where they lift without damage and the crew says on the day what will not. Hard water is part of it too: Thames Water's New Malden zone averaged 254 mg/l in 2025, and fresh marks on new taps and screens usually lift, while old scale may not. Kitchen and bathroom cleaning explains how the crew handles both.
Skips, parking and the Kingston and Merton line
On the Kingston side, a road skip is licensed to the skip company at £153.48 per 28 days, and a skip on your own drive needs no licence. Kingston's tip at Villiers Road refuses anything a contractor produced, so the rubble leaves with the builder. Either way it has to be gone before the cleaning day.
Paid parking on Queens Road and the High Street is £3 an hour, and the New Malden two-hour bays (the first 30 minutes free) £2.50, on rates from 11 April 2025. A two-hour bay will not last a whole clean, so a visitor voucher or the drive is the better plan.
KT3 is split between two councils: parts of it are in Merton's Raynes Park and West Barnes wards, where Merton's rules apply, including the Tesco site on Burlington Road, which has permission for 456 homes. Next door, builders cleans in Motspur Park straddle the same line, Worcester Park (KT4) is to the south, and Kingston's full fee list is on after builders cleaning in Kingston upon Thames.

Is New Malden in Kingston or Merton?
Mostly Kingston, but the KT3 postcode also covers Merton's Raynes Park and West Barnes wards. Your council tax bill shows which council's skip, parking and waste rules apply.
Our sofa was under a dust sheet. Is it worth cleaning?
Fine plaster dust gets through most dust sheets. A two-seat sofa is £57 as an add-on to the clean; see sofas and mattresses after the works.
Can you come while the loft stairs are still being finished?
No. The crew can only start once every trade has finished and the tools and rubbish are out, with water, power and lights on. Book for the day after the last trade leaves.
