Ham sits on a council boundary: the village round Ham Common is in Richmond upon Thames, and the streets to its south, in Kingston's Tudor ward, are in Kingston. On either side, a 3-bed house after a refurbishment is £332 all in with Complete After Builders (2 cleaners for 5 hours).

Ham in numbers

Ham Common, Langham House Close and the Petersham houses

Richmond designated the Ham Common conservation area in 1969. Round its triangular green stand modest terraced cottages, 18th-century mansions and Langham House Close, a listed group of brutalist flats. Petersham, designated the same year, lines Petersham Road with 17th and 18th-century brick mansions behind high walls. Thirty listed buildings lie within 800 metres of the middle of Tudor ward, just over the boundary, three of them Grade II*: Langham House Close, Sudbrook Lodge and Ormeley Lodge.

In houses like these, a builders clean is slow work. Old glass is cleaned by hand and paint is lifted only where it comes away cleanly; original boards, stone and tiles get the mildest product that works; and the crew tells you on the walk-round what will not come off. Ladders reach about 2 metres, so a tall stairwell or a high cornice beyond that is pointed out rather than forced.

Inter-war family houses on the Kingston side

Over the boundary, Tudor ward is family housing: 37.8% of households live in semis, 28.6% in terraces and 15.5% in detached houses, and 77.3% own their home. Half the council tax stock (51.1%) was built between the wars, with another 24.1% from 1973 to 1999.

Typical projects are loft conversions, rear extensions and new kitchens. The dust from a loft job comes down the new stairs into every room, so the crew starts at the top, works down through bedrooms and landing, and finishes with the kitchen and the floors. A 3-bed semi after a refurbishment takes 2 cleaners for 5 hours: £332. A 4-bed detached house takes 3 cleaners for 4 hours, £392. Each bathroom beyond the first adds about an hour and a half; grout haze and silicone smears take most of it. All sizes are on our prices.

Ham Close and the new flats

Richmond's Ham Close regeneration will provide 452 new homes, replacing all 143 existing social and affordable homes and adding 78 more affordable ones. The first block of its 70-home first phase topped out in November 2025, and the council expected the first phase to finish in summer 2026.

New flats like those need a handover clean before anyone moves in: dust out of every kitchen unit and wardrobe, labels and film off the glazing (paint and labels off new windows), sealant smears lifted from the taps and screens where they will come off, and the balcony swept. The crew cannot start until the snagging trades have left the flat.

Skip, tip and parking rules on each side of the Ham boundary

On the Richmond side, noisy building work is kept to 8am to 6pm on weekdays and 8am to 1pm on Saturdays, with none on Sundays or bank holidays. A skip licence costs £75.50 for up to three weeks. Richmond's tip at Townmead Road in Kew takes rubble, tiles, plasterboard, bathroom suites and fitted kitchens free only when a householder did the work unpaid, and then only two 50-litre bags or one item per visit; anything else costs £227 a tonne, minimum £46. Ham Parade is the one Ham zone on the council's list, pay and display Monday to Saturday 10am to 4.30pm, and a resident can buy trader sessions for a crew at £1.80 each in most zones.

On the Kingston side, a skip on the drive needs no licence, and the borough tip refuses contractors' waste. Either way the rubble leaves with the builder before the crew arrives. For the Kingston fees, see after builders cleaning in Kingston upon Thames; for the Richmond side, builders cleans in Richmond upon Thames. South along the river is Surbiton, where most households live in flats.

What a builders clean costs here

CleanersHours£30£32 kit

Every crew brings its own vacuums, cloths, ladders and detergents; the £32 covers them once per job. The table shows our usual starting point for a standard refurbishment. Lighter or heavier work moves it, and you can set your own crew and hours in the form.

Ham builders clean questions

Anything else? Ring 07418 351088.

Is Ham in Kingston or Richmond?

Ham village and Ham Common are in Richmond upon Thames, though some of Richmond's Ham ward has KT2 postcodes. The KT2 streets of Tudor ward, next to it, are in Kingston. Your council tax bill shows which council's skip and waste rules apply.

Can I take the old bathroom suite to the tip myself?

At Townmead Road only if you did the work yourself without paying anyone, and then one item or two 50-litre bags a visit. If a builder fitted the new one, the old suite is trade waste and goes with the builder.

How soon can you clean after the builders finish?

About a week's notice is usually enough, and Fridays and weekends book up first. Send photos of each room so the office can confirm the crew and hours.
